First level

The pool area includes stair access to the front entrance and the lounge level. The beautiful 14m 'infinity effect' swimming pool has roman steps at the shallow end. There are stunning harbour views from the terrace and when swimming in the pool towards the infinity overflow, one has the sensation of swimming straight into the waters of the harbour. There is also a separate heated Jacuzzi next to the pool.

First floor level - main living area
Entrance hall & lounge
Imposing arched double oak doors open into the hall, with marble flooring throughout the hall, stairs and lounge, scattered rugs and with the rest of the floors on this level in ochre tiles. To the left of the hall is the light and spacious lounge, a most impressive room with lime wood fireplace and handmade lime wood bar area complete with refrigerator and sink. The lounge is tastefully and luxuriously furnished with two three seat sofas, two large armchairs, three occasional tables, a large coffee table and a sofa table. Three sets of double doors from the lounge open to the pool level terrace, and a staircase to the rear that can also access the upper bedrooms level, which can also be accessed from the imposing central staircase in the entrance hall.

Kitchen
Back inside the main living area and to the right of the hall is the large, luxury custom-made kitchen, equipped with a complete range of fitted storage units, a professional 120cm duel fuel range cooker (double ovens, lava stone grill), large American style fridge-freezer with ice maker/water dispenser, integral microwave and washer, double sink unit, further single sink in the central island of storage units, and a two-stool breakfast bar.

There is also a separate walk-in storage larder with marble shelving, additional refrigeration facilities and kitchen equipment, including coffee maker, food mixer, blender etc.

The kitchen/dining area boasts custom-made oak dining table and chairs for eight and built-in oak dressers for storage of china, glasses and crockery.

The separate utility room includes a built-in double butler sink, washing machine, dryer, cupboards and ironing and cleaning equipment.

Study
Finally on this level is a study/office area with custom-made built-in desk and bookshelves. It is equipped with PC and telephone connection (these facilities can be made available for guests for a separate deposit to cover cost of calls made and internet connection time). The state-of-the-art BOSE multi-room sound system also has its master controls in the study.

Dining terrace area
Double doors from the study area lead on to a large sun/dining terrace with staircase down to the pool level. There is a bar area with stools, sink and fridge, plus a staircase to the side of the property. This large terrace offers wonderful sea views and a perfect environment for dining at the large oval teak table and chairs, with seating for eight. There is a very large BBQ with split gas/charcoal grill, chimney, sink, storage and preparation counter. There are also high quality teak sun beds and terrace lounging chairs and side tables.

Upper level
This highest level of the villa has oak parquet flooring. Here are found the four bedrooms: all are beautifully and comfortably furnished with custom-made oak furniture including wardrobes and bedside table.

The landing features a large panoramic window overlooking the sea, and two double doors to the rear lawned garden. Thee is videophone access control from the landing for the main (lowest level) entrance of the property and central lighting controls for internal and external lights.

Master bedroom
Five-foot double bed, quality custom-made furniture throughout including bedside tables, dressing table, hair and separate dressing area. Facilities include telephone, internal intercom, satellite TV and separate sound system for the bedroom and ensuite bathroom, radio and CD. Large bay window with double doors open on to the harbour-facing top terrace. The master ensuite consists of walk-in shower, Jacuzzi, WC, double wash basins, heated towel rails and electrically powered skylights.

Lilac bedroom
Can be arranged as two twin beds or one king-sized bed as required. The ensuite offers a walk-in shower cubicle, WC, double wash basin and heated towel rail.

Aqua room
A choice of two single or one king-size bed can be configured as required. The ensuite shower room again has full facilities. Both the Lilac and Aqua bedrooms have double doors leading on to the top-floor terrace.

Blue room
A stunning room, the centrepieces of which are a cathedral-style ceiling and an elevated sleeping area in front of a large panoramic window overlooking the harbour. A door from the side of the room accesses the top-level terrace and outside staircase leading down to the pool, outside dining and BBQ areas and sunbathing terrace. This room provides two single beds a separate sofa bed with 4ft mattress, and the same high quality range of wardrobes, plus an ensuite with double walk-in shower, WC, double wash basins and heated towel rail.

All the bedrooms have TV with access to Sky free-to-view satellite channels, telephone and internal intercom, door providing access to the upper level terraces and the magnificent harbour views.

This superb and unique property really does offer every creature comfort possible, including UK satellite TV, telephones and internal intercom in all bedrooms and living/reception rooms, and climate controlled air conditioning and heating (with individual room thermostat controls) throughout. There are mosquito screens fitted to all opening bedroom windows.

Resort information

Sant Antoni & Cala Llonga are exclusive and sought-after areas of private villas nestling on low hills on the north shore of Mahon harbour, and are home to some of the largest and most prestigious real estate in Menorca. Cala Llonga now has its own supermarket, which offers a delivery service. The nearest bars and restaurants are in Mahon; its port and marina are 5-10 minutes by car.
