VF055 This outstanding three-bedroomed villa with private pool is built on high ground on the front line of Cala Llonga, one of Menorca's most exclusive and sought-after residential areas, nestling into a cove on the south side of Mahon's beautiful harbour. It offers stunning and spectacular sea views with an elevated position overlooking boat moorings and across the mouth of Mahon harbour. The villa is accessed from the road by a staircase leading first to a separate annexe, a good sized, self-contained studio accommodation unit with two single beds, modern ensuite shower room/WC and a small kitchenette area. This room could be ideal for teenagers, or grandparents who prefer the occasional privacy of their own space, or would also be ideal for a nanny or maid. The staircase continues up to the main level. Here the first sight for arriving guests is the spectacular view across the harbour and the lovely infinity-style swimming pool, built right into the edge of the low hill on which the villa is built. The villa also boasts a huge tiled terrace to its harbour-side elevation and outside the living room there is an arched and covered area with patio table and chairs. It would be very hard indeed to find a more stunning setting and view from which to enjoy breakfast, dinner al fresco, or simply a 'sundowner' or two, drinking in the vista. Double-glazed french doors provide access into the spacious and light L-shaped living/dining room, which is tastefully and comfortably furnished and which offers a TV (with access to English language free-to-view channels), DVD player and music system. Two large sliding doors from the living/dining area maximise the wonderful views from these rooms, as well as providing direct access to the terraces and pool. To the side of the dining area is a high quality modern kitchen with separate utility room, fitted out with a range of elm units, integral electric oven and hob, fridge-freezer, washing machine, dishwasher, microwave, toaster, electric kettle etc. A corridor from the rear side of the dining area leads to the two bedrooms of the main villa. Both bedrooms are beautifully furnished, one offering a king-size bed, the other two singles, and both have fitted wardrobes. These two bedrooms are served by a large, modern fully tiled bathroom, with bath, shower cubicle, WC, washbasin and vanity unit. The living room and and both bedrooms have air-conditioning/heating units, and there is a separate gasoil central heating system. This unique and lovely villa provides a most comfortable and welcoming home-from-home and an ideal base from which to explore Menorca's beautiful beaches and countryside, as well as the wide array of restaurants, cafes, bars, shops and cultural facilities in historic Mahon. Please note that the wonderful sea views of this villa are enhanced by its elevated position on a low hill above the road. As access is by a staircase with 49 steps to the main villa at the top, it is not considered suitable for people with mobility challenges. In addition, the location of the swimming pool, built on to the edge of the plot, and the open aspect of the infinity overflow (though there is a channel on the other side of it), means that the villa is not suitable for very small children.
