Stunning waterside position, air-conditioning

VF048  This stunning, brand new, 4/5 bedroom villa with private pool has the most incredible position, just 10 paces from the lower level to the water's edge, and has its own shingle beach. If there is another villa in Cala Llonga closer to and with more direct access to the sea, then we have yet to find it.

Built into the gently rising land from the waterfront, this ultra-modern, fully air-conditioned villa is accessed from the quiet road in Cala Llonga that follows the line of the coast. A gate opens to the stairs leading down to the main entrance and the upper level of accommodation.

On entering the main accommodation through the oak entrance door, there is a hallway, and immediately opposite, the living room. In common with the entire property it is furnished with good quality furniture, soft furnishings and accessories in the ultra-modern, minimalist style in keeping with the clean, sharp lines of the villa, and includes two sofas, coffee table and a wall-mounted flat screen TV (access to English language free-to-view channels), DVD and iPod dock for music. On the harbour-facing elevation, huge double-glazed floor-to-ceiling sliding glass doors provide amazing views to the villa's waterside access a few paces away, and the spectacular harbour of Mahon. There is access to the upper level balcony that runs the whole length of the this floor.

At the end of the living room, to the right, is the stylish, modern kitchen/breakfast room. This impressive area has a central island with black marble worktops and integral double sinks, plus an electric ceramic hob. Five chairs are arranged around the island to provide a spacious breakfast bar; there is an extensive range of gloss-finish laminate base and wall units, and behind matching finishes are a large integral American-style fridge-freezer with ice-making facility, a dishwasher and, mounted into the units, a metallic-finish electric oven with microwave above it. The washing machine and tumble dryer - as well as a further fridge-freezer - are located in the outside utility room, near the pool deck, just a few steps away from the kitchen door to the covered exterior dining terrace and pool deck to the side elevation.

To the left from the main entrance door there is a corridor with teak ceiling and concealed lighting which leads to the two bedrooms contained within the main villa building … on the right, a bedroom with two single beds, fitted wardrobes and large sliding doors on to the upper level balcony overlooking the beach/waterfront and port of Mahon. To the left is an ultra-modern shower room/WC with teak decking to the shower area, and at the corridor's end is the master bedroom/ensuite, a spacious room with double bed, bedside tables, a chest of drawers, TV and a luxurious modern ensuite bathroom with walk-in shower with glass screen and teak-deck flooring, toilet and wash basin. Floor-to-ceiling sliding doors access the upper level balcony/terrace and provide fantastic views of the harbour.

At the bottom of the main entrance staircase from the road and immediately to the left, an open-air corridor leads to a utility room, a lavatory/shower room and the teak sun deck with 8x4m swimming pool. On the wall to the side of the sun deck is a further open-air shower.

To the right of the entrance level from the front door is an annexe bedroom with two single beds and ensuite shower room/WC, with access to a large covered dining terrace to the side of the villa, and the views to the water's edge and Mahon harbour.

On the lower level, with independent access, are a further two bedrooms. The first is furnished with a double bed and has large sliding doors providing access to the beach and water. To the rear is a further shower room/WC in the same modern styling and quality; this one is shared by another bedroom to the rear with 2/3 single beds. This room may be particularly suitable for staff or teenage children.

A wonderful base for a tranquil, relaxing holiday away from the traditional beach resort holiday scene, and yet within very quick and easy access of everything that Menorca has to offer. Friday change-over.

Resort information

Sant Antoni & Cala Llonga are exclusive and sought-after areas of private villas nestling on low hills on the north shore of Mahon harbour, and are home to some of the largest and most prestigious real estate in Menorca. Cala Llonga now has its own supermarket, which offers a delivery service. The nearest bars and restaurants are in Mahon; its port and marina are 5-10 minutes by car. The nearest beach is the lovely natural sandy cove of Sa Mesquida, five minutes by car.
