VF035  This pleasant and well maintained two-bedroom detached villa with private swimming pool occupies a spacious and secluded walled plot in the quiet residential end of Cala en Porter, near the famous Caves of Xoroi.

The villa is approached through high solid gates, opening into the large terraces and swimming pool (8x4m) area. Behind the pool and terraces a few steps lead up to the raised terrace area, part of which is covered and offers welcome shade. There is a patio table and chairs, four sun loungers, parasol and barbecue and pleasant views to the sea.

Double-glazed french doors access the sitting/dining room, a comfortable living area with two sofas, a circular pinewood table and four chairs and pine coffee table. The sitting room has a TV with access to Sky free-to-view channels.

To the rear of the sitting/dining room is the compact but well equipped kitchen, with gas cooker, fridge-freezer, microwave, electric kettle, toaster and all the necessary utensils for the self-catering holiday.

A small passage leads to the bedrooms - both with single beds (though one can be moved together as a double), bedside tables and lamps and fitted wardrobes, and they share a bright, modern complete bathroom/WC. The villa has been well maintained and was recently retiled throughout, and the bathroom renovated with new suite and tiles.

Externally, as well as the extensive and private terrace areas for sunbathing, there is a roof terrace with enough room for two sun beds, and from here there are excellent sea views. There is also an outside shower. To the rear of the villa is an enclosed drying area and in a casita, the washing machine.

This villa offers a quiet and tranquil environment with a good level of privacy provided by its enclosing walls and mature hedge, unusual for a two-bedroom property. However, the numerous bars, restaurants, shops and supermarkets of Cala en Porter, and the approach to its lovely beach, are only 10-12 minutes walk away.

An ideal property for those seeking a peaceful and quiet base but within a short walk of the facilities of one of Menorca's most popular family resorts. Friday change-over.

Resort information

The popular, busy family resort of Cala en Porter has something for everyone. A large resort by Menorcan standards and one of the oldest on the island, it is situated on the south-east coast with a lovely setting on the eastern cliffs above a large sandy beach with sunloungers and pedaloes for hire. It has an abundance of bars, restaurants, supermarkets and shops, catering mostly for the British. A roadtrain carries visitors up and down from the resort to the beach. Cala en Porter is famous for the Coves d'en Xoroi - a complex of natural caves high up on the side of the cliff to the east of the beach.
