VF034  A beautiful brand new, individually designed four-bedroom/four-bathroom villa with private swimming pool, full air conditioning and central heating, offering accommodation of unusually generous proportions arranged over three levels, on a commanding plot at the top of this exclusive residential area. The stunning modern lines of the exterior and the beautifully furnished colour and fabric co-ordinated interior reveal the professional interior-design skills of the owner, and the time and commitment lavished on every aspect of the construction, decoration and preparation of their Menorcan home.

The villa is located at the end of a cul-de-sac, approached from a long, winding access road with just two other villas preceding it. The south-facing villa, overlooking a wooded valley and protected greenbelt land, ensure guests a tranquil and secluded environment with a high degree of privacy.

The villa is accessed through a security gate and then a large oak door into a small hall. There is a cloakroom to the right with modern sanitaryware including glass washbasin. Left is the spacious and light lounge, furnished with two suede leather sofas, large low oak coffee table and two further occasional tables. It is equipped with plasma screen TV (access to UK free-to-view satellite channels), DVD and music system. Floor-to-ceiling double glazed sliding doors offer excellent views down to the wooded valley and the waters of Port Mahon beyond, and access to the teak balcony which surrounds the whole of the front and side elevations.

Off the lounge via a short corridor is the master bedroom and ensuite shower room/WC. The bedroom is furnished with kingsize double bed, a full range of fitted wardrobes, chest of drawers, wall unit and matching bedside cabinets, and again, large sliding doors to the balcony. The master ensuite is in the same ultra-modern design as the rest of the bathrooms, with large mosaic-tile walk-in shower with sliding glass doors, large porcelain square basin set in an oak vanity unit, large mirror and WC.

Back at the entrance hall, a glass door opens onto a huge 24sq m tiled terrace to the side of the villa, furnished with teak patio table and chairs, sunloungers and a large parasol. This terrace also offers countryside and harbour views.

Also from the hall, attractive open-plan oak stairs curve down to the ground floor level, directly into the large, light open-plan breakfast/dining room and kitchen. It is a state of the art luxury kitchen with an extensive range of white wall and base units with black silistone work tops and a large 'L'-shaped island of units in the centre of the floor, dividing the kitchen and dining areas. All the top quality appliances and equipment one would expect in a property of this high standard are available, including Bosch electric oven, ceramic hob, stainless steel extractor hood, integral microwave, large American-style fridge/freezer and, in the utility area to the rear, is the dishwasher and washing machine. The large sliding glass door offers the same pleasant views to the terrace, pool and countryside and harbour beyond.

To the rear of the staircase is a corridor that leads to two of the remaining three bedrooms: one has a single bed, the other bedroom has a double bed and a range of fitted wardrobes, bedside tables and large sliding doors providing valley and harbour views, and access to the balcony. At the end of this corridor is the full family bathroom, with bath, shower attachment, WC and washbasin.

Stairs at the beginning of the corridor lead down to the lowest level where there is a further large bedroom with kingsize bed, fitted wardrobes, bedside cabinets and an ensuite with large walk-in shower, toilet and washbasin.

There is a good-sized swimming pool and beautifully landscaped gardens. There is an attractive and spacious part-covered tiled terrace to the side of the kitchen/dining room, where there is a wooden dining table and chairs. Next to this covered terrace area there is a convenient shower room and toilet, with direct access from the terrace. To the side of the villa, a gated staircase leads up to a further separate and private elevated terrace, a perfect place for a little seclusion. Friday change-over.

Sant Antoni & Cala Llonga are exclusive and sought-after areas of private villas nestling on low hills on the north shore of Mahon harbour, and are home to some of the largest and most prestigious real estate in Menorca. Cala Llonga now has its own supermarket, which offers a delivery service. The nearest bars and restaurants are in Mahon; its port and marina are 5-10 minutes by car. The nearest beach is the lovely natural sandy cove of Sa Mesquida, five minutes by car.
