VF029  New to our portfolio for 2012 is this extremely comfortable four-bedroom/three-bathroom air-conditioned villa situated in Son Remei, just 1.25km from the popular resort of Punta Prima. It offers peace and a superb location close to all the south-east Menorca beaches and towns.

The accommodation is all on one level, as follows:

• Open plan air-conditioned living/dining room/kitchen with two three-seat cream sofas, coffee table, dining table and chairs, two easy chairs, flat screen TV with DVD, CD and wooden wall unit

• Open plan kitchen with dishwasher, ceramic hob, oven, microwave, double sink, toaster, coffee machine, fridge/freezer and ample utensils/crockery/cutlery

• Sliding glass doors leading from the living area to deck, lawned garden and pool

• Separate laundry room with washing machine/tumble dryer and butler sink

The bedrooms are all air-conditioned:

• Master bedroom with king size bed, ensuite shower room with walk-in shower

• Double bedroom with king size bed and flat screen TV on wall

• Double bedroom with double bed

• Double bedroom with king size bed

• All bedrooms have fitted wardrobes, bedside tables and lamps

Off the hall is a shower room with walk-in shower and a full family bathroom with walk-in shower, which serve the other bedrooms.

The exterior of the villa is surrounded by hedges and lawned areas with Menorquin shrubs. The decked area has sun awning, two sofas and a day bed. There are sun loungers, dining table and chairs and a BBQ. Distant sea views can be enjoyed from this terrace. The swimming pool has roman step access and is approx 9x4m.

This villa is ideal for families with small children and those with mobility problems, as all accommodation is on one level are there just four steps up to house from car port/off-road parking. There is also a roof terrace.

The villa is of a very high standard in terms of fixtures and furnishings and is highly recommended for the discerning client who wants peace and privacy in a villa close to all local beaches, restaurants and resorts. Friday change-over.

Resort information

Punta Prima is a mixed coastal resort-cum-small residential town situated on Menorca's south-east coast. The town has a wide sandy beach and excellent bathing conditions, and is fringed with bars, restaurants, shops and supermarkets, though is relaxed and not over-commercial. The historic town of Sant Lluis is just five minutes by car, and the capital Mahon and the airport around 15 minutes.
