VF009 This attractive, comfortable villa is situated in a very sought-after location within Binibeca. It benefits from a tranquil location yet is only a few minutes walk from the seafront, beach, shops, bars and restaurants of this popular area. The villa has been constructed, finished, equipped and furnished to a high standard, and offers larger than usual living accommodation (approximately 125sq m) on a large plot of more than 1000sq m.

The property has three air-conditioned bedrooms to the left of the entrance hall - a master with double bed and modern, fully tiled ensuite bathroom, plus two further bedrooms, one twin and one double, sharing a family bathroom/wc. All bedrooms have fully fitted wardrobes.

To the right of the hall is the larger than average fully fitted, modern kitchen with all appliances - dishwasher, oven, hob, extractor, microwave etc, with a separate utility room off which houses the washing machine.

The large living/dining room has a high sloped and beamed ceiling. There is a wall mounted flat screen TV with Sky free-to-view channel access, DVD and video plus CD music system. Completing the living/dining area are two comfortable large sofas, coffee table and dining table and chairs to seat six.

There are extensive terraced areas for sunbathing and a newly built terrace with chrome shower around the pool (8x4m) which has a stepped roman end. There is also a covered terrace ideal for outside dining. The large and pretty Mediterranean-style garden has a variety of trees, shrubs and plants.

Menorca south-east region guide

The coastal resort of Binibeca has a lovely sandy beach and sheltered bay, and features numerous shops, restaurants and bars. There is a diving school and boat launching facilities at Cala Torret. The nearby historic town of Sant Lluis is just six mins by car, Mahon around 15 minutes and the airport around the same.
