A magnificent contemporary villa of stunning individual design - the work of Menorca's pre-eminent architect. This property is in an ideal location for the discerning family wishing  to holiday within a popular beach resort.

Built over three floors, this very spacious, luxury 5/6 bedroom (all with ensuites), seven-bathroom property boasts an impressive range of facilities, including interior designed rooms, high quality furniture and soft furnishings throughout. There are two large swimming pools: one 'adult' pool with automatic safety cover, and another child pool, both 13m long, various exterior and interior water features, a range of fitness equipment, full climate-controlled air conditioning/heating system throughout the villa, a glass-walled lift serving all three floors, and outstanding sea views from most rooms and exterior terraces.

The villa offers an enormous 450sq m of living accommodation on a spacious plot of nearly 1600sq m, and is located on the fringe of the coastal resort town of Punta Prima, on Menorca's beautiful south coast. Its elevated position on the approach road from Sant Lluis, overlooking the resort, provides the views down to the sea from the upper terraces. The villa's accommodation is arranged over three levels; the lower basement level houses the 2/3-car underground garage, the services, plant and equipment room, an enclosed open-air drying area and a general storage room.

The ground floor street level is where the main entrance door is located, in a quiet side road. There are steps down and a ramp for wheelchair users. On entering the villa, one passes over a small bridge which crosses an interior water feature flowing into an outside shallow pool, enclosed by a walled courtyard. The entrance hall is spacious, light and airy thanks to the upper glass walls.

Ahead is the vary spacious L-shaped living and dining area, both well appointed with furniture and soft furnishings of high quality, as are all rooms throughout. The living room is equipped with a large flat screen TV with access to the English language free-to-view satellite and Spanish terrestrial channels, plus surround-sound music system. Both rooms have floor-to-ceiling double-glazed sliding doors, opening to the upper terrace level, which offer excellent sea views.

To the left of the entrance area is the large, ultra-modern luxury kitchen, furnished with an extensive range of top quality base and wall units and integral appliances, including fridge/freezer, electric oven and hob, extractor, washing machine, dishwasher, toaster, coffee maker and all the other equipment, utensils, crockery and cutlery necessary for guests

A corridor to the right of the entrance bridge leads to the three 'junior' suites on the left and, at the end of the corridor, a fourth suite comprising double sofa-bed, kitchenette and ensuite bathroom. This room, if required, can be closed off from the rest of the villa, and with its independent entrance door to the side elevation of the villa, can be converted into a completely self-contained annexe apartment - ideal for grandparents who wish their own space, nanny, cook or housekeeping staff. Of the other three bedrooms, two of them are quipped with two single beds each. The other bedroom has two singles whose mattresses and bases can be zipped and secured together to convert into a king-size bed. All bedrooms have ample fitted wardrobes, luxury ensuite bath or shower room with WC, washbasin and bidet, plus floor to ceiling sliding doors to the extensive three-tiered terraces and sea views.

To the right of the ground floor corridors are two open-air courtyards, ideal places for guests seeking a little peace and solitude away from the rest of the crowd.

Back in the entrance area are the glass-walled lift and staircase, both providing access to the basement level and the two master suites on the upper level. Also in this area there is a shower room/toilet which can be accessed directly from the pool terrace, enabling guests to use this facility without having to go into one of the bedrooms or through the living area of the villa.

On the upper level just outside the lift is an open-plan reception area. Beyond this are the two large master suites. To the left, a bedroom of approximately 5x7m, incorporating a large range of built-in wardrobes, king-size bed, plasma TV, and a large ensuite bathroom with bath, WC, washbasin and bidet. Sliding doors to the front provide views to the sea and to a very spacious terrace. A set of stairs to the side of this terrace leads down to the pool terraces.

To the right of the reception area is the largest of the suites, comprising a spacious bedroom with king-size bed, plasma screen TV and, like the other upper-level suites, sliding floor-to-ceiling doors providing the same views and access to the large terrace. This principal suite boasts a large bath situated next to a floor-to-ceiling window overlooking the terrace. The stunning bathroom also has a large walk-in 'grasite' tiled shower, WC, washbasin and bidet.

The class and quality of the interior accommodation is matched by the beautifully designed exterior areas. The terraces consist of three levels; the upper level outside the living room, dining rooms and all four ground level bedrooms, with a long ornamental pool - a wall-mounted fountain from which pours water into another ornamental water feature - and, next to this, a long constructed 'planta', planted out with attractive and colourful shrubs. There are side stairs, one with a ramp (for wheelchair access) leading down to the middle terrace where the main 'adult' pool is found… this will please guests who appreciate a real lap-pool for serious swimming. This pool is 13m long with a five-step entrance at one end, with depth ranging from 1.4m to 2m.

A further set of steps leads down to the lower terrace level… here is the children's pool, again measuring 13m long, but with a constant depth of just 0.75m.

To the right of the pool terrace is large covered outside dining terrace with teak table and chairs, and a large BBQ, food preparation area and sink. Around the borders of the plot, the garden areas have been designed and landscaped in the Mediterranean style, with a variety of colourful and fragrant plants, shrubs, and screening trees in front of the traditional drystone walls that divide the villa from the one neighbouring property to its front elevation.

Punta Prima is a mixed coastal resort-cum-small residential town situated on Menorca's south-east coast. The town has a wide sandy beach and excellent bathing conditions, and is fringed with bars, restaurants, shops and supermarkets, though is relaxed and not over-commercial. The historic town of Sant Lluis is just five minutes by car, and the capital Mahon and the airport around 15 minutes. An ideal base for a relaxed holiday and for exploring the beautiful island of Menorca.
