A magnificent brand new villa of stunning individual design, the work of Menorca's pre-eminent architect.

Built over three floors, this very large, luxury six-ensuite bedroom/seven bathroom property boasts an impressive range of facilities, including top quality furniture and soft furnishings throughout. There are two 13m long swimming pools… one 'adult' pool with automatic safety cover and another children's pool, various exterior and interior water features, a range of fitness equipment, a fully climate-controlled air conditioning/heating system throughout, a glass-walled lift serving all three floors, and outstanding sea views from most rooms and exterior terraces.

The villa offers an enormous 450sq m of living accommodation on a spacious plot of nearly 1600sq m, and is located on the fringe of the coastal resort town of Punta Prima, on Menorca's beautiful south coast. Its elevated position on the approach road from Sant Lluis provides excellent views to the sea. The villa's accommodation is arranged over three levels; the lower basement level houses the 2/3-car underground garage, the services, plant and equipment room, an enclosed open-air drying area and a general storage room.

The villa is entered via the ground floor, street level, passing over a small bridge crossing an interior water feature flowing into an outside shallow pool, enclosed by a walled courtyard.

Ahead is the vary spacious L-shaped lounge and separate dining area, both sumptuously appointed with furniture and soft furnishings of the highest quality, as are all rooms throughout. The living room is equipped with a large plasma screen TV with access to the English language free-to-view satellite and Spanish terrestrial channels, and surround-sound music system. Both rooms have floor-to-ceiling double-glazed sliding doors opening to the upper terrace level and offer excellent sea views.

To the left of the entrance area is the large, ultra-modern luxury kitchen, furnished with an extensive range of top quality base and wall units and metallic finish or integral appliances, including American-style fridge/freezer, electric oven and hob, extractor, washing machine, dishwasher, toaster, coffee maker and so on.

A corridor to the right of the entrance bridge leads to the three 'junior' suites on the left and, at the end of the corridor, a fourth suite comprising high quality double sofabed, kitchenette and ensuite bathroom. This room, if required, can be closed off from the rest of the villa and has an independent entrance door on the side elevation of the villa - ideal for nanny, cook or housekeeping staff. Of the other three bedrooms, two have twin single beds and the other has two single beds whose mattresses and bases can be zipped and secured together to convert into a king-size double. All bedrooms have ample fitted wardrobes, luxury ensuite bath or shower rooms with WC, washbasin and bidet, plus floor to ceiling sliding doors to the extensive three-tiered terraces and sea views.

To the right of the ground floor corridors are two open-air courtyards, each equipped with quality patio furniture… ideal places for guests seeking a little peace and solitude away from the rest of the crowd.

Back in the entrance area are the glass-walled lift and staircase, both providing access to the basement level and the two master suites on the upper level. Also in this area there is a shower room/toilet that can be accessed directly from the pool terrace.

On the upper level just outside the lift is an open plan reception area equipped with gym and fitness machinery. Beyond this area are the two large master suites. To the left, a bedroom of approximately 5x7m, incorporating a large range of built-in wardrobes, king-size bed, plasma TV, and a large ensuite bathroom with Jacuzzi, WC, washbasin and bidet. There is a full length opaque glass window in the dividing wall between the bedroom and the bathroom. Sliding doors to the front provide fantastic views to the sea and to a very spacious terrace shared with the other upper level suite. A set of stairs to the side of this terrace leads down to the pool terraces.

To the right of the reception area is the largest of the suites, comprising a spacious bedroom with king-size bed, plasma screen TV and a dressing area with a large range of fitted wardrobes; and, like the other upper level suite, sliding floor-to-ceiling doors providing the same breathtaking views and access to the shared terrace. This principal suite boasts a massive and luxurious bathroom with large circular Jacuzzi with built-in seat, situated next to a floor-to-ceiling window overlooking another private terrace serving only this suite, and offering wonderful views to the sea. This stunning bathroom also has a large walk-in 'grasite' tiled shower, WC, washbasin and bidet.

The terraces to both of these upper level suites have a range of patio furniture, and sun awnings over the sliding doors (as do the four downstairs bedrooms), providing welcome shade.

The class and quality of the interior accommodation is matched by the beautifully designed exterior. The terraces are over three levels. The upper level outside the lounge, dining rooms and all four ground level bedrooms, has a long ornamental pool. There are side stairs, one with a ramp (for wheelchair access) leading down to the middle terrace, where the main 'adult' pool is found… this will please guests who appreciate a real lap-pool for serious swimming! This pool is 13m long with a five-step entrance at one end, with depth ranging from 1.4m to 2m.

A further set of steps leads down to the lower terrace level… here is the children's pool, again measuring 13m, but with a constant depth of just 0.75 metres.

To the right of the pool terrace is an extensive covered outside dining terrace with teak table and chairs, and a large BBQ, food preparation area and sink. Around the borders of the plot the garden areas have been designed and landscaped in the Mediterranean style, with a variety of colourful and fragrant plants, shrubs, and screening trees in front of the traditional drystone walls that divide the villa from the one neighbouring property to its front elevation.

Punta Prima is a mixed coastal resort-cum-small residential town situated on Menorca's south-east coast. The town has a wide sandy beach and excellent bathing conditions, and is fringed with bars, restaurants, shops and supermarkets, though is relaxed and not over-commercial. The historic town of Sant Lluis is just five minutes by car, and the capital Mahon and the airport around 15 minutes. An ideal base for a relaxed holiday and for exploring the beautiful island of Menorca.
